Property prices revive in Begur Road, Bangalore


Property values in Begur road have risen significantly in the last couple of months. The area had recorded a steep dip in rates in the quarter Jul-Sep 2012, but in the last couple of months it has revived to touch an average locality price of about Rs. 2942 per sq ft in the following months. The highest price reported in the quarter Oct-Dec 2012 was Rs. 3169 per sq ft.



Developers attribute this trend to partly a seasonal shift and the near saturation level reached by other layouts closer to Electronic City.

“Begur Road is located ideally away from the hustle and bustle, yet very close to MNC’s like Wipro, Infosys, Simens, Bhel and 3M,‘’ states Naushad, of M K Property Consultant – Real Estate Broker.

Begur Road is one of the developed localities in Bangalore today, close to Hosur Road, Bommanahalli and Bannerghata Road. It is about 3 Kms from Bommanahalli Circle and 7 KM from Electronics City. An upcoming locality with many new projects coming up including the likes of SNN Raj Serenity, Nitesh Hyde Park and DLF Westend Heights to name a few.

Close to Meenaxi mall on Bannerghatta road it still manages to be a calm and peaceful location away from traffic jams with huge future potential.

Layouts like Royal Meridian, off Begur Road, about 2 Kms from Central Silk Board and Madiwala market and Aratt Felicita lifestyle flats at Begur BTM Extension are targeted by both IT and Government officials preferring to live in individual residential homes. These layouts are well maintained with well lit roads.

“It is in a central location close to Electronic-City and Sarjapura Road and good for IT Employees working in this area, as well as government officials due to its straight connect to Central Bangalore,” states B. Sarala, who is employed with the Karnataka Electricity Board and a resident of one of the newly developed layouts. “What makes this area different from others is the community lifestyle fostered by the different layouts.”

Although there are some developers targeting the mid segment market, the number of lifestyle constructions outnumber the Rs. 35 Lakh to Rs. 40 Lakh segment.
